Dallas-Fort Worth Projects Are Booming

May 25, 2021 | Dallas, Land Use, Zoning

2021 is already off to a busy start with the introduction of several new Masterplan projects coming to the DFW metroplex. With the pandemic subsiding, we’re even more excited for what’s to come! Our team is very fortunate and grateful to be able to work with so many excellent clients and assist them in achieving the results they deserve, especially when the impact will be beneficial to our community. Below are just a few of the upcoming plans that Masterplan is helping catapult toward success.

H.I. Holland Revamped

Exciting renovations are coming to H.I. Holland Elementary School at Lisbon. The Dallas ISD school, located at 4203 South Lancaster Road, teaches students in grades PK3-5 and strives to be the premier urban elementary school according to its website. The school plans to add a kitchen along with an administration area. The existing school will also be renovated and revamped to make it the best it can be for its students. Masterplan will help with navigating the zoning process as well as amending the existing planned development district.

Historic Trees Preserved with Addition of Zion’s New Gymnasium

The impending renovation of Zion Lutheran Church includes an impactful environmental preservation. Zion was first located on Live Oak Street in Downtown Dallas when it was founded in 1879, but later moved to its current location. Zion has grown to include four parish churches and three schools in Dallas. With assistance from Masterplan, the church and private school located at 6121 East Lovers Lane in Dallas, TX will be rezoning to allow for the construction of a new gymnasium to host student activities. Along with this construction, an important stand of trees will be protected so that they can continue to be enjoyed by students and churchgoers. These trees are unique in that they were planted at the church over 50 years ago, so they are cherished by Zion.

Rosemont Prep Gets a Makeover

Approved on April 14, 2021, Rosemont Preparatory School of Dallas, TX will be undergoing several major renovations. This includes a one- and two-story addition that will more than double the size of the existing space. The additions feature a new auditorium, gymnasium, storm shelter, classroom wing, and the renovation of the existing school. Rosemont’s 53,400 square feet building will be expanded greatly with a 44,200 square feet extension. Masterplan’s assistance in the project consists of zoning for a new planned development district. Not only does this project transform the fine arts areas of the Dallas ISD school, but it also allows the two Rosemont campuses to have more room for the existing enrollment with the younger students across May Cliff Road.

New Connections for Plano’s 12th Street Silver Line Station

Another update for Dallas Area Rapid Transit (DART)! Approved on April 26, 2021, the rail transit station and parking on the DART Silver Line will be under construction. A vast parking lot with 250 spaces along with the rail station on the Silver Line from Plano to the DFW Airport will be built to make the transit and user experience more convenient. This station will be a connection between the Silver Line and the Red Line transit stations. To help coordinate with the city, Masterplan will be working through zoning for a specific use permit for the new station.

Bring the 12th Street Red Line Station to New Heights

Plano’s newest rail transit station is to be built on the existing Red Line elevated above 12th Street and the proposed Silver Line. The station will be connected to the 12th Street Silver Line by a proposed sidewalk trail system and was approved on April 26, 2021. Stairs and an elevator will provide access to the elevated station. For this project, Masterplan is conducting work for the zoning and specific use permit. As a connection between the existing Red Line and the Silver Line station, this construction will be a huge improvement for the area.

Powerful Additions to Plano’s Shiloh Silver Line Station

Shiloh Road station is a future transit station and parking lot on the Silver Line in Plano, TX. Located near the Southwest corner of 14th Street and Shiloh Road, the station is the beginning of the Silver Line going from Plano to the DFW Airport. Commuting to the airport will be a breeze with this updated station! Service is expected to begin in 2024 thanks to Masterplan’s zoning expertise. To add a unique touch to the station, the theme of the design will be “Power” because the station is located adjacent to an electric substation.
