Mi Cocina Moves to Klyde Warren Park

Jul 13, 2021 | Building Permit, Dallas, Permitting

Masterplan is excited to announce Klyde Warren Park’s newest tenant, Mi Cocina! For those who don’t know, Mi Cocina is a popular, authentic Tex-Mex restaurant with several Texas locations as well as one location in Oklahoma. Located at 2000 Woodall Rodgers, the space required an interior remodel for restaurant occupancy such as updated patio and dining areas. There will also be a window to provide picnic baskets for those who want to enjoy their food in the park. Other companies involved in this project include the City of Dallas Parks and RecreationDroese Raney Architecture Inc, Klyde Warren Park Administration, and client M Crowd Restaurant Group.

This was a unique permitting challenge for Masterplan, which included council office involvement and coordination through multiple City departments. Once land use, zoning, and scope of work were confirmed by Masterplan to be compliant, the submittal for approval was made.

The approvals hit a roadblock when a Certificate of Occupancy issuance occurred. A separate alcohol company applied for the incorrect Certificate of Occupancy applications, halting the review process of this application. Masterplan had to work with this alcohol company and the City to terminate the applications so that this permit could continue through the review process and be issued. It was a happy ending for everyone involved. All deadlines were met, and Mi Cocina is set to open in early fall.
