For those unfamiliar with Third-Party Plan Reviews, let’s answer a few questions.

What is Third-Party Plan Review?

Third-Party Plan Review is an examination of your building plans by a third-party, usually an independent certified building code expert or architect. It’s important to have your plan reviewed by someone who is outside of your organization, because they can give you objective feedback about potential issues with your design or documentation.

Third-party plan review helps ensure compliance with quality standards and safety requirements for construction projects. This means you’ll be able to avoid costly mistakes and protect yourself from liability issues down the road with this quick and easy step in the process!

The best part about third-party plan review is that it helps you shorten the amount of time needed to get your permits. This means you won’t have to wait as long before you can start building! Plus, if there are any problems with your plan, they’ll be identified early on.

Benefits of Plan Review:

  • Shorted plan review times
  • More efficient permitting process
  • Detection of deficiencies early
  • Improved coordination among disciplines
  • City pre-approved plans

What are Third-Party Plan Reviewers responsible for?

Third-party plan reviews are available in many jurisdictions to expedite the permitting process. During this process, your project’s structural, mechanical, electrical, plumbing, architectural, and accessibility requirements are reviewed.

When you hire a third-party plan reviewer, they will look at your design plans for your building project and make sure that it follows all the appropriate regulations, such as quality, safety, performance and code compliance. This is especially important if you’re planning on getting your permits expedited, because it ensures that your project won’t get held up in the permitting process because of an issue with the plan.

Why do we need Third-Party Plan Review?

Many cities and counties require Third-Party Plan Reviews before they issue permits for new construction projects. The construction plan reviews ensure that the project is code compliant. During the review process, non-compliance issues can be addressed. Making revisions prior to construction will save the applicant both time and money.

It is not uncommon for a building department to become overwhelmed by rapid development. Development may be slowed down or halted by an understaffed, overburdened, or overwhelmed municipality. Developers and builders can incur significant costs due to permit delays. Additionally, growth and economic development can be hindered if a municipality gains a reputation for delays.

With so much work in the pipeline, cities become backlogged. The services of a third-party plan review are highly beneficial to busy building departments because they offer reliable expertise and can speed up the approval process. An authorized and vetted third-party can review plans for code compliance on behalf of the municipality providing relief to constrained timelines for construction projects.

How do I have my plan reviewed?

You’ll need to find a qualified third-party reviewer, like Masterplan, who can examine your plans and issue a report that states whether it follows all of the appropriate regulations set forth by your local jurisdiction (or jurisdictions). The reviewer will provide an opinion on whether there are any compliance issues with the design—and if there are any problems, they will offer recommendations for how best to resolve them.

This is especially important if you’re planning on getting your permits expedited, because it ensures that your project won’t get held up in the permitting process because of an issue with the plan.

Masterplan provides plan review services directly to the applicant in accordance with the jurisdiction’s authorization.  Upon completion of Masterplans’ professional review and inspection of the plans for compliance with state and local codes, the approved sets are sent to the jurisdiction. The jurisdiction will then issue the building permit.
