University Village PUD

Masterplan assisted one of its strategic partners by amending a PUD (Planned Unit Development) zoning ordinance for a 78-acre mixed use tract in Round Rock, Texas. Members of the project team originally collaborated several years prior to establish the PUD, while working together at another engineering firm. The PUD established allowed land uses as well as site and building design criteria based on the proximity of the area to transportation thoroughfares, regional higher education campuses, and an existing single-family residential neighborhood in order to create compatible and complimentary infill development projects. Developed uses include retail, restaurant and commercial uses, medical office uses, townhouse uses, and a church.

The 41-story apartment tower uses a style and materials that flow with the surrounding area as well as an art gallery in the lobby, reflecting the creativity of the Arts District location. Amenities at Atelier include an infinity swimming pool, sun deck, cabanas, a yoga lawn, a bar, a fire pit, and a grilling area.

The Mondrian at Cityplace is a residential and retail building that was designed by the famous architect, Thomas Brink. Located on the corner of McKinney and Blackburn at 3000 Blackburn Street, this 20-story building was one of the first high rises in the area. Located at 1010 State Highway 66 in Garland, Texas, the Embree Eastside will be a residential building with 107 units and three stories. The 4.1-acre site is next to a church and nearby to many City services and retail stores. The developer and operator, Palladium, has planned to include patios and balconies on units. There will also be amenities such as a clubhouse, pool, business center with Wi-Fi, fitness center, playground horseshoe pit, dog park, and BBQ station with a covered pavilion. The project is set to be fully open by the Spring of 2023.
