Masterplan assisted one of its strategic partners by amending a PUD (Planned Unit Development) zoning ordinance for a 78-acre mixed use tract in Round Rock, Texas. Members of the project team originally collaborated several years prior to establish the PUD, while working together at another engineering firm. The PUD established allowed land uses as well as site and building design criteria based on the proximity of the area to transportation thoroughfares, regional higher education campuses, and an existing single-family residential neighborhood in order to create compatible and complimentary infill development projects. Developed uses include retail, restaurant and commercial uses, medical office uses, townhouse uses, and a church.

Novē at Knox is a 19-story luxury multifamily living to the Dallas Knox-Henderson district with 310 apartment homes and penthouses. This project was developed by national award-winning real estate developer, Southern Land Company, in partnership with KBS, one of the largest owners of real estate in the US.
Atelier, meaning ‘workshop’ in French, is an affordable, luxury apartment tower in the Dallas Arts District at 1801 N Pearl Street, which is across the street from Meyerson Symphony Center. The 41-story apartment tower uses a style and materials that flow with the surrounding area as well as an art gallery in the lobby, reflecting the creativity of the Arts District location. Amenities at Atelier include an infinity swimming pool, sun deck, cabanas, a yoga lawn, a bar, a fire pit, and a grilling area.
The Mondrian at Cityplace is a residential and retail building that was designed by the famous architect, Thomas Brink. Located on the corner of McKinney and Blackburn at 3000 Blackburn Street, this 20-story building was one of the first high rises in the area. At ground level there are a variety of retail shops, and residents of the building also have access to garden pool along with other amenities.
The Union is an 800,000 square foot, two-tower mixed use development. This dynamic project is located at the junction of five city streets in Uptown Dallas and surrounded by Dallas’ premier sports, entertainment, museum, and park venues. The project was designed by HKS, Inc. and constructed by DPR Construction.
The Palladium Simpson Stuart apartment complex is a $53 million development located at Simpson Stuart Road and Bonnie View Road. The development will include about 300 units over three stories and will cover 13 acres of land. Located next to a public park, the building will feature many amenities.
Located at 1010 State Highway 66 in Garland, Texas, the Embree Eastside will be a residential building with 107 units and three stories. The 4.1-acre site is next to a church and nearby to many City services and retail stores. The developer and operator, Palladium, has planned to include patios and balconies on units. There will also be amenities such as a clubhouse, pool, business center with Wi-Fi, fitness center, playground horseshoe pit, dog park, and BBQ station with a covered pavilion. The project is set to be fully open by the Spring of 2023.
This project is comprised of three lots to all be developed with multi-family units. The client needed a development plan approved through City Plan Commission with a new and difficult commissioner. We were also working under a very tight permitting schedule, knowing we would have to go through a slow plan review process with the ity.
The Collection is a portfolio of rental townhome units spread across multiple sites in East Dallas. 2206 Moser is centrally located to The Collection and proposed to develop this site as an accessory community center (private) per the Dallas Development Code. The Collection has locations at Moser North as well as Moser South that each feature several finely-appointed townhomes for rent. As a bonus, the community is located within walking distance to many popular bars, restaurants, shops, and more.
