University Village PUD

Masterplan assisted one of its strategic partners by amending a PUD (Planned Unit Development) zoning ordinance for a 78-acre mixed use tract in Round Rock, Texas. Members of the project team originally collaborated several years prior to establish the PUD, while working together at another engineering firm. The PUD established allowed land uses as well as site and building design criteria based on the proximity of the area to transportation thoroughfares, regional higher education campuses, and an existing single-family residential neighborhood in order to create compatible and complimentary infill development projects. Developed uses include retail, restaurant and commercial uses, medical office uses, townhouse uses, and a church.

Dosier Residential Plat

In 2018, Dallas experienced microburst storms. For Wade Dosier and his family, it was a catastrophic event. While the family was on vacation the storm struck their neighborhood. During the course of the storm, the chimney caved in and their family home was flooded. The water was in part from the rain water, the sprinkler systems that had been damaged, and the fact that no one was home to turn the water system off. The family returned from their vacation to a home that was no longer inhabitable or able to be saved.

Wade Dosier wanted to replat the real estate from one lot to three lots. Within Dallas, this can be a very complex and subjective process.

The Draper

The Draper

The Draper apartment development is a $30 million mixed use project located in downtown Garland at the corner of South Garland Avenue and West Avenue B. This three-story building will include a 155-unit residential complex over a four-acre site. It will be a modern, urban housing development walking distance from various retail shops, restaurants, and entertainment venues. The site is also near the Downtown Garland DART light rail station, making it a convenient location for frequent commuters. To go along with the units there will be a community-oriented amenity center, outdoor pool, and ‘tuck-under’ garages. This project is designed to help spark commercial activity in Garland’s West downtown and continue its growth in the future.
