Certificate of Occupancy

A Certificate of Occupancy (CO) serves as a license to do business at a specified location within city limits for a particular use. It is a key to legally operating a business from a commercial location, and you’ll need a powerful ally on your side to obtain your certificate in a timely manner.  

It’s critical to apply for a CO as soon as possible. You need the initial CO before anyone, including contractors, can occupy the premises. If you are planning new construction or major reconstruction, a CO is needed for them to obtain a construction permit, gain property access and begin work. If no construction is planned, you’ll need this certificate before anyone can occupy the premises to conduct business. 

Obtaining a CO involves the city inspections of a building’s structure, plumbing, electrical systems, and compliance with zoning and parking regulations. A professional inspector employed by the city or an approved agency will complete these inspections. If the building passes all requirements, you will receive the certificate of occupancy.
