Real estate development often involves making or creating change. Because many people opppose change, zoning and land use changes can be extremely complicated to navigate.

Masterplan is your total zoning authority. Our team has five decades of experience working through many zoning issues, from setting and interpreting standards to lobbying for change.  

Masterplan has worked on behalf of municipal governments, individual investors and large development firms. This broad experience makes us uniquely suited to advocate for clients. We routinely evaluate zoning regulations for prospective development projects spanning dense, urban locations; suburban; small town; and rural locations.

Assessing zoning issues. Our team has worked on numerous zoning, land use and development code amendments. The process includes evaluating and establishing land uses and zoning districts, overlays, and development standards pertaining building and site design and landscaping.  

Land use analysis. We work to understand your local regulations and procedures to identify the best use of real estate based on the development goals, population growth, demographics, and needs of a community. Importantly, MP always tells clients their professional opinion–even when it’s bad news.  

Municipal support. We help cities control land use, set development standards and establish zoning to guide development.
